If you want to rent out your home, there are several ways to do so. For example, you can choose to take full control of the rental of your house or apartment yourself, or you can outsource the rental process to a real estate agent. These steps will help you get your home ready to rent.

Make sure your home is completely in order
Thinking about renting out your house or apartment? Then it needs to be in perfect order. After all, a property in perfect condition can ensure that the right target audience responds to your ad, as well as contribute to higher rental income. Is the property you want to rent out not in perfect condition yet? Then it is not a bad idea to carry out renovations before the actual rental.
Tip: also take a close look at the EPC value of your home. Do you see things that you can adjust in such a way that they can contribute to the energy performance of your house or apartment? Then consider including these during the renovation works.
Tip #2: Make sure you have all the right documents and certificates.
In following link you can read more about how to apply for these: All certificates rental
Determine an appropriate rent
Unfortunately, there is no specific procedure to put an amount on the rent. Nevertheless, you can take into account some factors that can contribute to the final price: the EPC score, the location, the area and the available surface, access to a terrace or garden... Each of these parameters may or may not contribute to a higher rent.
Tip: when calculating the rent, also take into account the additional costs (property tax, taxation, maintenance costs borne by the owner...) that you have as a landlord, when renting out your property.
Place an (online) ad
Getting your home ready to rent is one thing, getting your house or apartment rented out is another. Before you can rent out your property, you have to make it known that you are renting it out. This can be done both offline (such as in the newspaper) and online. In the latter case, it is best to place your ad on one (or more) digital real estate portal(s). Anyone who looks for a house or apartment to rent near you on such websites will immediately be recommended your property. Are there interested parties? Then schedule a visit day with them.
Tip: Be sure to include attractive photos and clear accompanying text. The more relevant information you provide, the faster interested parties will actually rent.
Schedule one or more visiting days
Are there enough interested people who responded to your ad? Then organize a visit day when they can come by. To save yourself time, plan several visits on the same day. Is there anyone genuinely interested at the end of the day? Then you can complete your search!
Are there several interested parties? Then choose to have potential tenants write a cover letter. This way you don't have to choose someone with the wet finger and you have someone you trust yourself.
Found a tenant? Put everything in writing
If you rent out your property, it is important to draw up a clear rental contract with a detailed description of the location. Both tenant and landlord can stick to this in case of a dispute. Be sure to have your contract registered and check that both you and your tenant are adequately insured.
